It does seem odd to add it to a list of amenities, but maybe this guy's experience is that clients are more likely to see this there than if he just mentioned it in the ad text.  While not an amenity, I think it's good of him to inform clients who might not otherwise know that the guy's location only has paid parking so they can be prepared for that when visiting him.  I know a lot of cities now have either meter-free paid parking (pay at a kiosk on the block or pay via a phone app), but if this guy is in an area that still has meters that require coins it's best that people know in advance they better show up with their quarters.

Exactly.  If I can’t park, I won’t hire.  I always ask prospective hires what the parking situation is.  I find that having it in the ad is helpful.

I have a masseur in Miami who drove to me in Ft Lauderdale for the first few sessions, but asked that I come to him for later sessions (visits were years apart).  He's in a high-rise in downtown Miami, and Miami only uses Smartphone apps to pay for parking... No pay at the curb with cash.  On my first visit to his place for an incall, he provided a map with zones that I could park.  Since I'd seen him before and we had built trust, I just sent him a snapshot of my license plate and he paid the meter for me (I didn't have the right parking app on my phone, and I despise downloading new apps).  It worked well, and I continue to see him in Miami each time I visit with this arrangement.  I tip him at the end of the session partly because he goes above and beyond and partly to pay for the parking which he handles for me. 

Had I not seen that provider before, I doubt I would have met him if parking was so difficult on the first visit.
