john4112nola Posted May 5 Posted May 5 To clarify, the building is for sale, the 2 businesses (Stock and Unity); are not for sale. iconic building in downtown Montreal. Housing two Village institutions, in operation for over 25 years. Le Stock Bar, 6,800 sq ft on the ground floor, plus a full‑size basement. Club Unity on the second and third floors, plus a huge rooftop terrace. The building also has a very large parking lot of 3,268 sq ft. Building in very good condition having undergone major renovations. Exceptional income of $350,000 per year. And the tenants pay all business taxes, in the amount of $90,265 for the year 2025. The building has two addresses, 1171 Ste-Catherine East and 1400 Montcalm. GST/QST must be added to the asking price + SirBillybob and Danny-Darko 1 1

Also, Stock (+ Stock’n’Soda) and Club Unity are independent of each other, not operated by the same entity. What is unclear is whether they are currently leasing. A listing is not a sale. I imagine it would need to be sold prior to any venue closures, also depending on prospective new owner’s goals. Edited May 5 by SirBillybob muscmtl 1
Luv2play Posted May 5 Posted May 5 (edited) If the new owners of the property opt to demolish and put up a high rise then the current tenants will have to vacate. Edited May 5 by Luv2play
b2bf Posted May 5 Posted May 5 That whole strip of St. Catherine is in a sorry state but so too is Church St. in Toronto (with the block at the NW of Church and Welsley now slated to become a highrise). The only Gayboroughood left in Canada with some vibrancy is in Vancouver.
+ BOZO T CLOWN Posted May 5 Posted May 5 (edited) The Gay Village never really recovered from COVID. That, combined with the dramatic increase in homeless, panhandlers, and drugs over the years on Rue Ste. Catherine, are primarily responsible for the decline. However, even with the potential loss of Stock Bar from the scene, Montreal will still have three male strip clubs. Bozo isn't aware of any other city around that can also boast of having three male strip clubs. BTC 🤡 Edited May 5 by BOZO T CLOWN TorontoDrew, Luv2play and Danny-Darko 1 1 1
brettnyc Posted May 5 Posted May 5 Sorry to hear the news about Stock...would say it is the end of an era, but Stock's era ended with the renovation of the bar and introduction of dancers who looked like they walked off the street.
+ BOZO T CLOWN Posted May 5 Posted May 5 From the Stock Bar Facebook page: Stock & Soda · Follow · IMPORTANT UPDATE We've seen several rumors passing today about Le Stock and Unity, and we want to clarify the situation immediately. The building is actually for sale — this is not new. This has been the case for several years. However, the ad published yesterday on Centris stating that the building could be "for sale or demolished" is an error on the part of the real estate agency. Even the owner of the building was unaware of this mention. It was never about demolishing the building. What's really happening: The aging owner just wants to sell the building — nothing more. On our side, we have strong leases already signed, so there is no need to worry about the continuity of our establishments. In short: No closure. No tear down. Don't panic. We're here to stay Thank you for your support — and we look forward to seeing you as always to keep the Village rocking BTC 🤡 Luv2play, + azdr0710 and + Just Sayin 3
+ SirBillybob Posted May 5 Posted May 5 (edited) Listings flirt with redevelopment potential, broadening and baiting interest. For example, stipulating a building zoning height reg while also emphasizing stable established income property advantages. Tenants cite durable leases. Both can be true and it’s a long game. Is the aging seller going to walk away with millions while setting up a soap box to advocate for his current occupants? Altered skyline to be determined. That said, a tear down following recent upgrades is additional sunk cost for a developer, as surely those improvements are baked in to the price. Yeah. That seems to make sense. The "strong leases already signed" are with the current "aging owner" of the property. If/when the current owner decides to sell the land to a real estate developer who wants to raze the buildings to build a high rise condo, all bets are off? The new owner doesn't have to honor the old leases? Is that accurate? BTC 🤡 muscmtl 1

BTC 🤡 I would presume the new owner would have to either honor the existing lease or 'buy' the leases out with both parties mutual agreement. If the strip is in such a sorry state, Stock may be able to move to another vacant location on the strip or perhaps in the vicinity of the gayborhood and probably get a very favorable new lease. + BOZO T CLOWN 1
Luv2play Posted Wednesday at 07:03 PM Posted Wednesday at 07:03 PM I just got back from 4 days in Toronto and had a blast with some of my favourite providers. I found Church St to be fine with only one spot a bit messy in front of the social services centre at what used to be called Cawthra Park. Not a lot of good eateries but Sambuca is about the best available. The Town Suites Inn is a great place to stay and very gay friendly. I didn’t visit the stripper bar as had too many other things going on. The city is gearing up for FIFA soon so will be hectic. Had a taste of that with road closures , Yonge and Don Valley Parkway both closed on Sunday and causing traffic snarls. Unless you’re going to the soccer games I would avoid the city in June when the games are on.

BTC 🤡 To add to Bozo's point, I am aware of two other cities with at least three male strip clubs: Ft Lauderdale/Wilton Manor has three (gay) male strip clubs, but they are not fully nude. Puerto Vallarta has four male strip clubs and all feature full nudity, but one location is only seasonal. But Montreal's diversity and quality of men can be more appealing than Puerto Vallarta's. Portland briefly had three male strip that were fully nude, but is now down to two. Too bad for me that Montreal is the furthest city compared to the other cities I mentioned above. I truly love my visits to Montreal primarily for the strip clubs, but find myself going to the other cities mentioned above because they are more convenient for me to visit on holiday.
