Read the article posted by @azdr0710. It's another example of private equity firms going in, raping the shit out of a company and leaving it for dead. These people have no ethics and don't give a damn about the hundreds of employees they leave in the dust and the thousands of loyal customers they disappoint when they destroy a company with predatory financial schemes.

PS actually does have a large natural aquifer underneath the valley, but it needs to be artificially replenished regularly, and ironically one of the sources that is used is the Colorado River, which is a crucial water source for Las Vegas.

I'd determine what you're looking for in a retirement city and see which one hits closest. And, maybe it's somewhere else.
I spend my winters in Palm Springs returning to Seattle for the summer. I could go on for the next hour on why I love Palm Springs and its advantages - hit me up if you have questions.

when meeting somebody new, part of my pre-meet communication includes polite declarations 1) that I'll pay at the end 2) that I don't want to talk money during the meet and 3) that I'm an honest person......I then ask if all this is ok with them......

There's no Airbnb ban in Palm Springs although I believe there may be in other valley cities. What Palm Springs did was cap Airbnb's at 20% of a neighborhood. Some of the neighborhoods had so many it will be years before a license becomes available. In other neighborhoods new Airbnb licenses can issued immediately. In any case, if there's an HOA owners need to comply with community rules and CC&R's which typically specify a minimum rental period of 28 days.

Bottom line: His rate is his rate.
He's a known commodity, a good looking guy, has a lot of followers and I'm sure he's got clients who have zero issue with the money aspect of it. I say, good for him if this is what works.
There's no need to let your insecurity come out by criticizing him for these things.
If you don't like him or his rate, don't pay it.
However, belittling him over it says more about you than anything.

Here’s the red flags which I’ve learned from years of experience. All of them are an automatic ‘no’. Say ‘sorry no’ to these clients and do not be tempted to give them the benefit of the doubt. Decide your rules and stick to them regardless. If you don’t do that the work will destroy you.
1. I’m not able to afford it, would you do me a discount? Top 🚩
2. I’m a student / temporarily unemployed are there special rates for me? These might come with a ‘sob story’. Very sad. But still it’s a ‘no’.
3. Do you do half hour sessions? (Anything less than your minimum advertised session….and if you’re advertising anything less than an hour minimum why are you doing that?)
4. Any reference to ‘I’ll be a regular client’ in the discussion. Big 🚩 You’ll never see him again.
5. Any reference to them being so hot that you’ll not want to charge. Run a mile from these. Run a mile.
6. Opening with ‘I’m very inexperienced / a virgin etc’. Don’t waste your time (if this comes up after he’s booked it’s less of a 🚩 but he’s likely to cancel on the day.
7. Any contact that opens with ‘hey, what’s up, how are you’ etc will be a waste of time. You decide whether you have the spare time to engage with a window shopper.
8. Any contact that opens with a dick pic (or ass). Delete and block. Don’t waste your time. It’s probably not his dick anyway.
9. Any sex chat during the booking conversation (unless it’s a genuine question about activities included). It will be obvious if the booking process is being used for sex chat. Big 🚩 Disengage immediately.
10. Last minute or urgent bookings. “Free now? I’m desperate” Always trouble. Just answer ‘no sorry’. Even if he offers premium payment don’t accept the booking.
The common theme? These clients don’t value you. If you accept them at their terms then you’re agreeing with their valuation. That can’t be the start of a good meeting.

I have been hiring for roughly 20 years. I have never paid upfront. I had one provider tell me he wanted to be paid upfront and I told him we wouldn't be meeting if that was his policy. We compromised on me showing him upon arrival that I did have the money. IIRC I had one other provider who wanted to see the money upon arrival. If I remember to, for first-time appointments, I will leave an envelope visible. Typically, it's pre-counted in pocket and I slip it into their hand while sharing a goodbye kiss. I've had outcalls in my home, my hotel room and incalls in homes and hotel rooms.
