Very true. But this is also someone with 30 5⭐ reviews on RM. Those dots don’t connect and I’m wondering if there’s perhaps more to the story as Atlas is being pilloried in absentia I’m a relative newbie and I’m sure that someone can fabricate 5⭐ reviews(Sunny_Wave as an example). But combined with the OP’s original experience with this guy, it’s not my first “go to” conclusion. @Handsome_btt, are you going to post a bad review on RM? FTR, I always offer payment up front and I’ve never been burned. If someone is going to rob me, that’s on them. But to extend a hand of trust to remove all doubt that I have no ill intent - well, that’s my preferred approach.

I agree! History is full of revolutions fought over such exploitation edited to add: even is they accede to the offer, it is exploitation because their agreement may be provoked by the desperation of their situation.

Personally, I view this as disrespectful to solicit working men for sex. My view is that there’s a number of inexpensive ways they could put themselves out there if that’s something they wanted to do.

It occurred to me - after reading these comments - that when I was assisting with a Capital Campaign for my college fraternity, the active chapter was begging to do away with the gang shower setup wanting private stalls instead. The 50 years old shower was sufficient in my day. With 20/20 hindsight, we now know that 20% of the members were gay, but no one walked around with “Big John” at attention and nothing inappropriate happened (at least in the public showers) So while guys today are more tolerant, I still wonder if there’s an inherent homophobia or fear of homophobia embedded in their modesty.

I suppose it’s all about timing. If I decide to cancel insurance tomorrow and the disaster happens next week, then I spend a decade “earning back the loss” by not paying premium. Many businesses go through the complicated task of self insuring health benefits or joining insurance pools for loss share on fixed assets. Typically, the breakeven is about 3 yrs. That’s not particularly risky. But I’m guessing a consumer break even on home insurance would be forever. Right now, the cost of my home insurance is about 1/2% of the value of my home (less land)…my coastal home(at 20’ elevation), the cost is 2% of the value of my home (less land). I won’t be here long enough to enjoy that breakeven (which isn’t indexed for inflation).

You know, that’s a very good point. In my younger days, due to body image concerns, was modest to a point of prudishness. But I did get over it in my 20’s when I came to understand that my endowment was at least above average. Today, I’m not tall and my hair is thinning, but no one would doubt my self confidence.

An interesting conversation yesterday with a much younger friend (mid 20’s)…a former top porn star before he quit the business. He’s A very very attractive Twink. He said older men are much more into nudity than younger men. I sleep nude, he doesn’t. I’m comfortable at a nude beach, he isn’t. I don’t have a problem skinny dipping (public or private), he does. (To be fair, we were at Hanlan’s and many people obviously recognized him and gawked and not just at his impressive nudity) He doesn’t feel unusual in his beliefs relative to peers and suggests that the difference is more age or generational. while many of us here are middle aged (if that means some of us are planning on living to 120 or 150 😂), I’d be interested in opinions on this - hoping to hear from younger guys too.

They have over 1,500 locations. They’re closing 10%. Areas change and demographics shift. I wonder how many they opened. Letting some close as areas change and leases expire is business as usual in my opinion.

It’s not unusual at all….but it’s also rare that the building doesn’t provide any incremental value at all, That is, if it’s habitable and not condemned. As stated, the land being worth more than the building “tips” at 51% land, 49% building. So, an uninsured loss would be 49% of value in that case. I believe the maximum residential limits for federal flood insurance are $250K for structure and $100K for contents. So, in a coastal area, “the land exceeding the building” is the norm and not the exception. But, people who go bare AND have the money won’t care

Yes, they may be paying less interest in total, but they may also make even more money off the folks who forget to transfer money to cover checks and accrue overdraft fees. -

Thanks, I went ahead and ordered my 4. I'm always intrigued that, after the order was complete, I got a notice saying: Expiration Dates Extended Tests may show “expired” dates on the box, but FDA has extended those dates; see the full list of extended expiration dates. Leaves one with the impression that their benevolence is because they way over-ordered in the past and are now rationalizing the supply. My PCP has suggested that, now that the disease is endemic, that it will simply become like an add on to the flu shot (which I've not hesitated to take for years). So, he's remained an advocate. BUT, I'm still intrigued that I have not had my normal frequency of respiratory infections after Covid as I did before. Maybe I'm just more isolated? But, I took at least 12 trips this summer by plane which is where I normally pick up something.

Have you noticed that since the rate cut, the 10yr treasury is up? I’m guessing the markets remain concerned about inflation. -
I’m done with the vaccine unless a virulent strain emerges. And, with home tests costing about $12/each, I see no need to test every time I have the sniffles. Instead, I simply act like an adult and limit my human interactions. Having said that, I’ve not really had any respiratory viruses since the pre Covid days.
