  2. Good points. I've looked into 1031 like-kind exchanges. The process sounds dicey. You have to have a maximum of three candidate properties identified at the time of the original sale, and must close on one of those within a specified (somewhat short, if I recall) time period. I'm concerned if the subsequent purchase gets held up, you end up getting hit by all that accumulated depreciation (which is taxed at 25%). But given the tax advantage, it may be worth the effort and risk. Kevin Slater
  3. I'm not a fan of Prop 13. It basically freezes the property tax rate of those (predominantly white folk) who owned homes in 19-clickety-clack, while charging their neighbors in an identical house several times (?) that rate for identical services. And by making it expensive for empty nesters, say, to move (because their property taxes would reset at the current level), it's exacerbating the housing crisis by causing those folks to over-consume housing stock. 4. Unless, of course, the apartments are rented out, in which case the entire property taxes are fully deductible as business expenses, not contributing to your SALT cap. Plus, you get to depreciate ~3% of the purchase price (technically, one twentyseventh-and-a-half of what you paid for the structure but not the land) each year. And should you bequeath the unit upon your death, the inheritor gets it at a stepped-up cost basis so the government never recovers that accumulated depreciation. All of this and more is why I love rental properties. Kevin Slater
  5. Presumably his state (or in this case, DC) income tax is greater than $900, so he's no longer able to deduct all his property and income taxes. Kevin Slater
  6. Clearly anyone not using the osmosis method of advertising must just be jonesing for his next fix. Kevin Slater
  7. They have all been thirty year fixed (with no prepayment penalty). Even if I pay it off in five, it's easier to qualify based on a thirty year amortization. Kevin Slater
  8. It's been glitchy here in NYC. Kevin Slater
  9. Woohoo! I just paid off my final mortgage. All three apartments are free and clear now. Kevin Slater

  18. The promos looked so bad I wasn't even tempted. I really like the HBO brand, but put my account on hold til they can build their library back up (Euphoria season 2, anyone?). Kevin Slater

  21. There's always a rotation. The biggest drop is that Mr. Green seriously cut back his hiring (partly becasue he's only in NYC part-time now). http://laterslater.com/2019top3.png The top three from 2018 cut back both their frequency and duration in 2019. That's the driver here. Mr. Blue rose from second to first despite decreased spending. Nope. Natural attrition. If anything, I'm not as eagerly pursuing new clients. Thanks for asking. Kevin Slater

  24. Per annual tradition: Revenue decreased 6% from 2018. 35% of 2019 revenue came from the year’s top three clients, down from 47% in 2018. Revenue from all other accounts rose 20%. http://www.laterslater.com/2019YE.jpg Kevin Slater
  25. This escort is stuck in his Times Square apartment til that ball drops. It would be very difficult for me to go out or for someone to come to me. Time to snuggle with puppy and watch the Godfather! Kevin Slater
