  7. Good points. I've looked into 1031 like-kind exchanges. The process sounds dicey. You have to have a maximum of three candidate properties identified at the time of the original sale, and must close on one of those within a specified (somewhat short, if I recall) time period. I'm concerned if the subsequent purchase gets held up, you end up getting hit by all that accumulated depreciation (which is taxed at 25%). But given the tax advantage, it may be worth the effort and risk. Kevin Slater
  8. I'm not a fan of Prop 13. It basically freezes the property tax rate of those (predominantly white folk) who owned homes in 19-clickety-clack, while charging their neighbors in an identical house several times (?) that rate for identical services. And by making it expensive for empty nesters, say, to move (because their property taxes would reset at the current level), it's exacerbating the housing crisis by causing those folks to over-consume housing stock.   9. Unless, of course, the apartments are rented out, in which case the entire property taxes are fully deductible as business expenses, not contributing to your SALT cap. Plus, you get to depreciate ~3% of the purchase price (technically, one twentyseventh-and-a-half of what you paid for the structure but not the land) each year. And should you bequeath the unit upon your death, the inheritor gets it at a stepped-up cost basis so the government never recovers that accumulated depreciation.
