  1. Fidelity also offers four truly no-fee funds: Large cap (basically S&P without paying to license the name*), small & mid cap, a blend of those two, and international large cap. I believe nobody else has truly no fee funds. * Which, incidentally, has actually outperformed the S&P largely because it included Tesla during its run up. Kevin Slater
  2. You may also considering capturing the lead (rentmen, reviews, etc.) and city. Kevin Slater
  3. Per annual tradition: Revenue decreased 29% from 2019. 39% of 2020 revenue came from the year’s top three clients, up from 32% in 2019. http://www.laterslater.com/YE2020.png Kevin Slater
  4. Fisting client wanted me to reach the poppers and I felt like Rose Mary Woods. Kevin Slater
  5. I've been tempted to do exactly the same thing here in NYC. Maybe buy a four story brownstone, live in one unit, rent another (for stable income), and airbnb out the other two, marketing especially to hookers. I would offer a sling in each unit (easy to store in a closet if they're not interested), rubber sheets, plenty of clean towels, etc. Given that non-pandemic hotel rates here are quite high, I think I could offer a better product at a competitive price and do quite well. I suspect that a regular crew of guys would come through (John Bigdick has it the second week of every other month) and would offer them a storage system so they wouldn't have to travel with lube, toys etc. every time. I once traded apartments with a Dutch hooker who left a note saying "here's your phone while you're here. Tell them not to leave any messages, but otherwise feel free to use it for local calls while in the country." I'm not sure that's so necessary anymore, but I'd be happy to offer it if so. I used to rent out one hooker's DC apartment in when he he out of town. Clients liked the idea of already knowing the venue if not the talent, and again, it was properly stocked. I am not a fan, however, of the thought of multiple guys sharing one space. Too much risk of hooker drama, and I'd hate for clients to be bumping in to each other. Why not rent out the entire flat? 6. Depends on the kind of porn. For gangbang porn, say, you'd probably want an all-in-one. Kevin Slater
  7. My experience informs me that the likelihood of a booking actually happening is inversely proportional to the amount of advance notice. Kevin Slater

  9. I hate when a thread gets locked before I see it, like the one about LittleHorus in LA. If it were still open for replies, I'd love to ask "Why is he in LA? Shouldn't he be on the prairie?" Kevin Slater

  16. Two months ago I rented one of my apartments to a porn couple. Now if I see them fucking hot guys on twitter, I’m distracted wondering whether they screwed that mirror into the wall. Kevin Slater

  21. You can assume anything you wish, but if you claim to know it, I'd be curious to see your source. And how do you presume to know the details of my 1040? Claiming escorting income as rental income would not fund the filer's social security, as passive income isn't subject to FICA whereas earned income is. Kevin Slater
  22. And a sole proprietor with no employees doesn't really need an EIN; he can use his SSN as his tax ID. Should he have a solo 401k, however, he'll need one once that balance passes 250k in order to file a form 5500. Kevin Slater
