    Interesting read.  I’m curious as to how this will play out.  Having sold a house and paying a 6% realtor fee, I always felt it was a bit excessive.  However, a good realtor is worth their weight in gold especially when it comes to the legal ramifications of selling property.  Bad realtors (and there are plenty) can cause a property owner numerous headaches.

    OP note: Americans pay 100 billion per year in commissions, I'm sure they'll come up with a flat rate, luxury tax, passing advertisement charges to the seller, etc.

    One lousy inflation report does not make a crisis.   Let’s see how the trend goes in the coming months. 
     
    Recoveries from inflation are almost never completely linear. There will be bumps in the road which are normal and expected.

    I’m much better off now. During COVID, I saved tons of money though not being able to travel, dine out, and lost the need to buy clothing, shoes, accessories for such entertainment. Then I received some work bonuses. Maximized my annual retirement contributions, and padded an IRA. 
    Then with the idle time, I started playing around with penny stocks and cryptocurrencies and made some extra money off of those (yes, Dogecoin and Shiba Inu Coin), and purchased some Bonds too. 
    I just saved and grew money. 
    And once I came back into the “real” world, post-COVID, I maintained some of the habits and have been good ever since. 
     
    I also started doing more things for myself at home:
    1.) No more facials…. I bought a
    microdermabrasion wand, a facial steamer, and an LED mask and can do that at home, with the same effect.
    2.) Manicures, pedicures, and any other grooming treatment? I have the tools and do it myself now. 
     
    3.) I don’t even get my shirts laundered anymore. I bought a steam press machine and do that at home too. 
     
    That saves me hundreds of dollars monthly.

    Echoing this...  my mom never calculated her net worth. Kept working until disability forced her into retirement. I thought the reassurance that she was financially set for retirement would have been a comfort. Instead I got the reply, "what good does this do me? Money can't reverse this. (Wheelchair - mobility issues)"  
    After that - "I'd rather die while I'm living; then live while I'm dead." Growing older but not up - Jimmy Buffett became a mantra.  Save for the rainy day by all means; but don't forget to enjoy life today.

    I never try to negotiate rates with a provider.  Either I am OK with what they charge or I don't try and hire them.  It's a free market and if you can get a certain rate, go for it.  If there is someone I really have my eye on, I sometimes pay more than I am normally willing... but that is a special treat, not a regular occurrence.
    There are 3 guys I have seen regularly for close to a year, and to this point they have not increased rates for me.  Not sure if that is because I hire them regularly and tip well or that they just did not go up.

    One of the reasons I like young gentlemen is they give me a window into what's current, and help keep me young, if only by proximity. I have one young man who is a muscle god, tall, dark and handsome, and sizzlingly hot. Every time I see him I look forward to seeing if his hair is long or short, what color(s) it might be, what color his finger and toe nails might be, etc. Sometimes I like the look, sometimes not. But these details are transitory, and to me, just one aspect of the whole package. He says, "I am exploring both my male and female sides, celebrating multiple aspects of gender identity. Ignite your engine and join the journey." At my age I am not going on that journey, but am happy for him that he is free enough to explore.

    For guys breaking norms (and laws and in many cases marriage oaths) by hiring escorts many of you are — dare I say — awfully narrow minded and judgmental. 
     
    @coriolis888that same woman speaking to her husband would have a few choice words to say to her husband about your activities, I imagine, if she only knew. Try and be a little more open minded, I invite you.

    I met him almost an hour ago in NYC. He looks good, and the action was alright, but make sure you clarify how much time you're paying for. I assumed that the rate he quoted was for an hour, though technically the word hour was never uttered by either of us. During our encounter I mentioned something about the full hour that he would be here, and he said, "Hour, I'm not staying an hour. I only do 30-45 minutes". I couldn't help but feeling that he couldn't wait to get out of here. After that libido-killer I really lost interest if he stayed even a minute longer. Oh, and I almost forgot, he required a $150 deposit, which I would have never paid if I hadn't been carrying a torch  for him for several years; plus get this, he asked for the rest of the money ($350; do the math to calculate the full rate) up front when he walked in. These are all turn-offs for me, and I should have stopped the ball rolling at the request for a deposit. It was just torch-douser after torch-douser .

    I was all prepared to come on here and rave about him but it turned out to definitely be a case of the fantasy being better than the reality. Much. Much much.

    I know you said you figured it out but just wanted to say for others that might not be premium users this is the RM change.  They created premium photo gallery that premium users can unlock 🔓 or open without asking for our permission first.  Then there are the regular private photos that non premium members request us to get unlocked.  I logged out of my account to see what one can do when not logged in.  You should be able to see the profile and main pics without logging in.  And can click the phone tab to get our contact info.  If you want to chat in the RM message app then you would need to log in.  Again know you said you figured it out but figured I’d add some more details in case this came up for anyone else.

    I was using the “search near me” function in RM and when the search results displayed the above ad displayed “only available to premium members”.  I don’t remember seeing this in the past. Is this something new for RM?  Do providers now has the ability to filter premium vs non-premium RM users?   
     
    EDIT:  I think I answered my own question.  I wasn’t logged in to RM when I did my search. After logging in I was able to view the ad in question.  I’ve learned something today

    My doctor in Dallas provided all of his male patients with information contained in the above link.  He neither encouraged or discouraged his patients from taking a PSA test but he said their reliability was suspect.  He based his opinion on the fact that the developer of the PSA test didn’t think it was an effective test.   
     
    I chose to take the test and as I remember my test result was 4.  He used that as a baseline and my subsequent 2 tests were about the same.  I’m now in my 70s and haven’t had PSA test in over 20 years.

    This!  Some guys here get huffy if they can't wiggle a few dollars and have their pick of any guy they wish on whatever terms they want.  If a provider is asking a price you think is outragous, they either have tapped a market that is willing to pay that rate or they'll find themselves at a loss for business.  Either way, you can simply move on to another guy who is in your range.

    I’m in much better shape now than I was in 2020.  My combined asset portfolio at the end of 2023 is up over 15% and so far in 2024 I’m up an additional 5%.   I’m a fairly conservative investor and usually buy and hold for the long term.  This philosophy has served me well.  Now that I’m a septuagenarian I’m beginning to reduce my holdings via gifts and donations to charitable organizations.

    This story is similar to the other thread “Please Help, I’m Scared to Death”
    both stories posted by new members on this site.  both with a long & detailed story about very unusual provider situations that don’t make sense.  and for both, it was their first provider experience.   both posted their stories within a few days of joining the site.
    both seeking advice, but not really seeking advice 
    coincidence ??  
    may be wise to check to see how long these people have been members or what else they’ve posted before engaging them with their unique & far-fetched provider problems. the members intentions are good to help, but someone is obviously trying to take advantage of the goodwill.
