  1. I recommend reaching out to Jake Bolton. He's out of town right now, but may be available on your timeframe. Jakebolton - Pornstar Performer, Rentboy, Gay Massage in Indianapolis, IN | RentMen RENTMEN.EU Pornstar Performer & Rentboy in Indianapolis, IN - Jakebolton: Text my number I also recommend St Elmo Steakhouse (or the sister brand - Harry & Izzy's)
  2. You sound like my ex-wives! 🤣
  3. I suppose it’s all about timing. If I decide to cancel insurance tomorrow and the disaster happens next week, then I spend a decade “earning back the loss” by not paying premium. Many businesses go through the complicated task of self insuring health benefits or joining insurance pools for loss share on fixed assets. Typically, the breakeven is about 3 yrs. That’s not particularly risky. But I’m guessing a consumer break even on home insurance would be forever. Right now, the cost of my home insurance is about 1/2% of the value of my home (less land)…my coastal home(at 20’ elevation), the cost is 2% of the value of my home (less land). I won’t be here long enough to enjoy that breakeven (which isn’t indexed for inflation).
  4. Looking for a daddy as a couple? Is that polyamory? And ditto what @FrankR says, it’s about chemistry and connection. It doesn’t just happen in a meetup
  5. You know, that’s a very good point. In my younger days, due to body image concerns, was modest to a point of prudishness. But I did get over it in my 20’s when I came to understand that my endowment was at least above average. Today, I’m not tall and my hair is thinning, but no one would doubt my self confidence.
  6. An interesting conversation yesterday with a much younger friend (mid 20’s)…a former top porn star before he quit the business. He’s A very very attractive Twink. He said older men are much more into nudity than younger men. I sleep nude, he doesn’t. I’m comfortable at a nude beach, he isn’t. I don’t have a problem skinny dipping (public or private), he does. (To be fair, we were at Hanlan’s and many people obviously recognized him and gawked and not just at his impressive nudity) He doesn’t feel unusual in his beliefs relative to peers and suggests that the difference is more age or generational. while many of us here are middle aged (if that means some of us are planning on living to 120 or 150 😂), I’d be interested in opinions on this - hoping to hear from younger guys too.
  7. They have over 1,500 locations. They’re closing 10%. Areas change and demographics shift. I wonder how many they opened. Letting some close as areas change and leases expire is business as usual in my opinion.
  8. It’s not unusual at all….but it’s also rare that the building doesn’t provide any incremental value at all, That is, if it’s habitable and not condemned. As stated, the land being worth more than the building “tips” at 51% land, 49% building. So, an uninsured loss would be 49% of value in that case. I believe the maximum residential limits for federal flood insurance are $250K for structure and $100K for contents. So, in a coastal area, “the land exceeding the building” is the norm and not the exception. But, people who go bare AND have the money won’t care
  9. And yet, I have well over a million miles with delta and just made diamond medallion using my Delta Amex for purchases I would have made anyway (I pay it off weekly as a check on my spending)
  10. I’m learning something new
  11. New profile, no reviews I think he will figure it out
  12. Sharing a kids picture in this context was off the charts b@t$h!t crazy. It’s good it put your antenna up to something being awry
  13. Here, ODs can still occur on electronic payments. In addition, mobile banking payments are often converted to paper checks and post when the clear creating potential overdrafts
  14. Yes, they may be paying less interest in total, but they may also make even more money off the folks who forget to transfer money to cover checks and accrue overdraft fees.
  15. Surely there’s another one by that name other than the one in Ohio that I have found to be quite bleak?
  16. Thanks, I went ahead and ordered my 4. I'm always intrigued that, after the order was complete, I got a notice saying: Expiration Dates Extended Tests may show “expired” dates on the box, but FDA has extended those dates; see the full list of extended expiration dates. Leaves one with the impression that their benevolence is because they way over-ordered in the past and are now rationalizing the supply. My PCP has suggested that, now that the disease is endemic, that it will simply become like an add on to the flu shot (which I've not hesitated to take for years). So, he's remained an advocate. BUT, I'm still intrigued that I have not had my normal frequency of respiratory infections after Covid as I did before. Maybe I'm just more isolated? But, I took at least 12 trips this summer by plane which is where I normally pick up something.
  17. Interesting story about a net zero storm proof neighborhood Helene and Milton put this net-zero, hurricane-proof community to the test. The lights stayed on as everything else went dark | CNN WWW.CNN.COM While the newly developed storm-proof homes have endured a few storms since people moved in last year, Hurricanes Helene and Milton put those features to...
  18. Have you noticed that since the rate cut, the 10yr treasury is up? I’m guessing the markets remain concerned about inflation.
  19. I’m done with the vaccine unless a virulent strain emerges. And, with home tests costing about $12/each, I see no need to test every time I have the sniffles. Instead, I simply act like an adult and limit my human interactions. Having said that, I’ve not really had any respiratory viruses since the pre Covid days.
  20. It is interesting to think he was silenced. Of course, his theory disregards the fact that hurricanes existed long before people, the most active recorded year for Florida hurricanes was 1947, and the largest one on record was in the 30’s - all before discussion or concern about global warming.
  21. Personally, I see discretion as a two way street. I MAY discuss an experience, but I wouldn’t identify or get to specific about the actual guy
  22. I understand, but do ponder this final thought. While many are inconvenienced, far far fewer are actually harmed or suffer major property damage. The media focuses on the hard hit area. But usually it’s just a convenience store canopy (big deal) blown on the ground or flooded streets that are in a flood plain anyway. I just did a quick (and perhaps unreliable) google search, and it seems that the average number of US hurricane deaths are about half that of blizzard deaths. At least both storms usually allow ample time to prepare
  23. Personally, I’m glad to be in the south. Winter storms may not provide damage but they provide misery. And while coastal areas may have high insurance rates (as of tomorrow, I’ll own three houses in the gulf coast), the harsh northern climes are prone to higher taxes to deal with the miserable winters. Of note - newer constructed properties tend to be elevated to avoid flooding. It’s the older properties at risk and with each event, they tend to be rebuilt to current codes. It works out over time because humans are resilient and resourceful. Tomayto Tomahto. I’m glad you like where you are.
  24. It is as I said - INSURANCE. Property taxes are about $4,000 per MONTH. No Mortgage.
  25. I have a friend that pays $11,000/MONTH on Sarasota Bay. Built to hurricane codes (and then some), The yard is 10’ above water level and the primary part of the house is 10’ above the yard. The only thing ground level is the garage with the living areas above. Interestingly, the ground level decorative “walls” are required to be “breakaway” but the garage doors are required to withstand 150mph winds. I hope their source of bias is not the over hyped media sensationalizing the events! The odds of a direct hit from a hurricane are small and the odds of it being a major hurricane are smaller. My opinion - I’d rather have an occasional storm in Florida than a Buffalo winter EVERY year. The friend I note above has been on Sarasota Bay for 25 years and this will be the first storm with major damage potential to occur in that time.
