  1. Sorry to be a stickler but "medical school" and "college" are two different things. Either way, he’s damn cute!
  2. "When you submit…I take over every part of you while you’re with me." I still can’t stop laughing….
  3. If you even wondered what it would be like to get a massage from an Asian Jackie ‘O with a big dick….now’s your chance!
  4. Upper Westside NYC YMCA. Don’t ask me how I know….it just is. Hey, I used to be young, cute, and poor. What more do you need to know?
  5. So true. If I owned Florida real estate I’d be slashing my asking price and trying to get my money out of there like mad. Maybe it’s not the $$$ you thought it was worth, but it’s better than the $ you’re going to get in 2-3 years. Unfortunately, I’m not sure where I’d park that money in today’s world. Nothing really feels "safe".
  6. And yet some of us would be beating off like a teenager to that luxury porn….grin You just haven’t been there with the right MAN yet……
  7. Freedom of speech, which I will defend to my death, does not give you the right to commit cold blooded murder. It kills me that we live in a society where we "think" a young man who committed murder in broad daylight in Midtown Manhattan "might" have mental health issues. The kid is beautiful, no doubt. But he’s also a murderous lunatic, no doubt.
  8. And how much you enjoy being a doormat. I suggest you move on and don’t look back. This young man obviously doesn’t care about you or your time. Take your money and invest it elsewhere.
  9. I think a lot of great points have been made. I agree that your math doesn’t take into account the tax benefits of property ownership, especially when it comes to inheritance. Personally, I hate being a landlord, I love having liquid assets, and I don’t give a shit how much my nephews end up having to pay in taxes when I die. I also like owning the land I live on outright, so that no one can easily take that away from me (although that doesn’t really apply in this scenario since you’re not living there). At times I’ve made a small fortune in the real estate market and I come from a family that was heavily into the rental/real estate market. Over the long haul, my stock portfolio has vastly outperformed my real estate investments. Also, being a landlord is a full time job, and one that I personally don’t enjoy. So, for me it feels right to own the land I live on, and invest everything else in the stock market. YMMV. PS since all of these calculations are based on % return on investment, the value of the house and the size of the stock market investment don’t really matter. That of course assumes the % return on 80 x $100,000 homes is the same as the % return on one $8 Million home. Spoiler alert, it’s not. Enough about money….now let’s have some fun….. So, was this before or after the fires and where’s the house located again? grin
  10. Silly homo, the PATH train goes to Jersey, not Queens. Not that I would know. Although a much younger and poorer nycman may, or may not, have ridden to the PATH train a time or too to fuck a professional hockey player in Jersey. Don’t judge me. He was rich and he had a nice ass. "I'm not going to Queens, there are people living in cabs down there." - Karen Walker
  11. They only have that power over you because you give it to them.
  12. At times like this, I’m glad I don’t own a TV.
  13. I’ve been around here for close to 20 years. I’ve never seen a "consensus" on anything.

  16. I’m sorry this happened to you. There are evil/unhappy people in this world. Don’t let them make you one of them. Karma is a bitch. She will have her way with this human eventually. Rise above!
  17. A) They’ve know what you’re up to. B) They’ve seen it before. C) As long as you don’t disturb the other guests, they don’t care.
  18. Or 3) just don’t buy property in the swamp formerly known as Florida.
  19. The show ends its run in Feb 23rd. Just FYI. Get your tickets now!
  20. Thanks for the recommendation. My review…."meh". I didn’t really enjoy the film. If it hadn’t been based on a true story, I don’t think I would’ve found it interesting at all. And even then, they took a lot of liberties with the facts. The painting was actually "borrowed" for about four years. That’s not clear in the film. And the details about his motivation for returning the painting as portrayed in the movie are not true. To me, in real life and in film, the main protagonist was more "annoying twat" than "inspiring hero". YMMV. P.S. the Goya painting in question is really not that great.
  21. Which is why I only do business with my bank, in my local branch, in person. They know me. They know my spending habits. They know to call my lawyer and accountant immediately if I come in looking to make any transaction that’s out of the ordinary. When I recently went in to get a money order to buy a new car all the alarms went off. Yes, it took me two days, 5 phone calls, and several emails to get the money order. I’ve never been happier to have to wait and jump through so many hoops.
