I assume with a rent-controlled bargain like that, the landowner isn’t doing any repairs and upgrading? I doubt the landlord can even pay property taxes on it.

The landlord must maintain a rent-stabilized apartment to code, but that bar is set awfully low. I've been inside some real sh*thole NYC apartments that were supposedly up to code.

As for property taxes, the assessment on rent-stabilized units is adjusted in line with the rent collected. So the landlord can pay the property taxes, but he's not making much of a profit.

The city probably pays for it.

In other news, Manhattan apparently has 13,000 empty apartments now, as the mass exodus from NYC seems to be the case. Sure someone can Google it.

But to answer my own question: one thing i did find is air bnb apartments going for monthly, and furnished of course. So that could be something I could explore. But it doesn't quite suit my quest to actually get into something semi-permanent...and air bnb rentals are a bit of gamble and hustle because all that money is due upfront.

Yuppers, it's true, some 13K Manhattan apartments were empty in July, the highest number in 14 years. Rents have dropped 7.6%, and landlords are throwing in all sorts of incentives (paying broker fees, cleaning services, a free month's rent).

So the Manhattan real estate market hasn't crashed but is experiencing a helluva dip. Note that Lehman collapsed in Sep 2008 but NYC real estate sales hit their low point in Mar 2011. It will take a while for the full impact of Covid19 + the George Floyd riots + rising crime rates to sort themselves out.

Have you tried finding someone renting out a condo a la Kevin Slater? That's my situation in Denver and am both getting a good rent price (probably about 20 percent below market) and my landlord is really nice. She decided to give me a rental break for two months after she found out I was sick with COVID, even though I actually didn't lose any income or anything. My building is nice too..solid 60s built with a nice rooftop deck in a really good area. The only downside is she can kind of be slow with getting things fixed, but otherwise no complaints.

I think the way to find these apartments is Craigslist or Nextdoor. Specifically look for "condo for rent."

I just signed my lease and now reside in Hells Kitchen. I live in a luxury apartment very close to the subway. I could not be happier living here.

I was able to get the apt with $250 deposit and two months free.

Wow that’s a steal. Haven’t had that luck in my area. They want rent+deposit equal to rent due before move in. That’s been the issue to, finding places with decent move in specials in the Midwest.

can you run this by me again: you saying you only paid $250 to move in, and got first two months free? This almost sounds too good to be true.

I always ask people: if you going to tell me something that sounds too good to be true, be sure to include all the caveats lol. Like some people, “I just got a new car with no money down! Okay, but what’s your monthly payments and insurance like? Lol.

I paid $250 for the deposit and $1580 for the prorated rent for Aug. Sept and October are free and my rent in November is $2620.

I am located in Hells Kitchen on 52nd St in a luxury apartment. My studio is 580sq
