I think the NEW you're talking about simply means there's new posts in there since last time you marked the forum as read, having nothing to do with when the forum was created. If you were to go to the upper right and 'mark site as read' all those NEWs should disappear. Kevin Slater

Good point. I'll be sure to alter my ad to include 399 West 48th Street #12B. Kevin Slater

All of which is provided in the ad, should you read before texting. Except for the rate which rentmen annoyingly doesn't allow us to post. Kevin Slater

He's only taking you on a journey is you allow him to. Right about the third text, I'll reply "hit me up when you're ready to play." If he just has 53 questions that need answering first, I explain that I'll need a Venmo deposit to keep the conversation alive. If he disappears, there's my time returned to me. Kevin Slater

Moderator's note: Positions duly noted. Now let's return to the subject at hand: is a recession coming?

I've been wanting to pick up another rental property ever since paying off my last mortgage a few years back, but have been loathe to go through the mortgage application process again. (Last time the stethoscope practically got stuck inside my rectum.) Dawns on me I can simply take a margin loan out from my brokerage account at 5.75% (not bad these days) and come in with a cash offer. As I'd likely be borrowing less than a quarter of the value of that account I wouldn't be particularly worried about getting a margin call. I suspect I could pay the whole thing off in under three years, especially if I curtailed new stock purchases including stopping reinvesting dividends while there was still a margin balance. Apparently there's literally zero paperwork (a big plus in my book). I simply cut a check, and that portion that I don't have cash for goes against margin. Repayment is automatic: whatever cash finds its way into that account simply gets applied toward the margin balance. It looks like I can still deduct the interest (as the proceeds will go toward purchasing an investment property), but somewhat annoyingly it doesn't simply go as a business expense tied to that individual property but rather as an itemized deduction on the top line of my return. Has anyone done this or otherwise have thoughts to share? Kevin Slater

Both those questions are answered within this thread. Kevin Slater

I've split off the side conversation regarding the forum opining on the appearance of providers into a new thread. Let's keep this thread about the escort at hand.

Goddamn it. I meant Robert Duvall (Tom Hagen, the lawyer). Kevin Slater

He was too expensive to appear in the third installment, if that says anything. Kevin Slater

There's an old joke about the difference between a butch Marine and a nellie Marine. The butch Marine holds his own legs up. Kevin Slater

You can also bump your tax withholding (or overpay your estimates as I do) to ensure you'll have a $5k refund come April, and use that to buy additional Ibonds. Kevin Slater

Specifically, with stirrups. Kevin Slater

The limit is $10k (plus another $5k if you apply a tax refund). Kevin Slater

Anyone investing in this Crypto?

Thanks for explaining! I'd call that institutional risk rather than exchange volatility. Kevin Slater -

What is exchange volatility, like price fluctuations? (If so, how does a hardware wallet help with that?) Kevin Slater -
Yup, the rate doesn't depend on the purchase size. Minimum investment is $50 ($25 if via a tax refund). Kevin Slater
