Property taxes in Texas are high. I have family members who own single family homes in the DFW area, and their property tax alone is more than the Florida insurance costs we're talking about here. Need to look at all expenses, AND quality of life.

U.S. Geography isn't typically taught until the 2nd grade. This is 1st grade level introduction to taxes. No math involved. It's just the concept that taxes are are something you pay, not something you get.
