There's a very busy mall-turned-power center near me in Central Phoenix that had a struggling outparcel formerly occupied by a Pier 1 and Texas Roadhouse. IHOP moved in and that building took off. While I agree in principle, in practice this isn't always something i want to do. There are guys with whom I want to cuddle and others, despite having a great time and hiring again, whom I don't want to cuddle. It depends on chemistry. I've had a provider do this!
