He must be looking at a specific neighborhood - I was helping a friend look for a place the past week and she found multple places above 125th street in Manhattan with 3 bedrooms that was under $5k. None of them were dumps. All had basic amenities.

All of a sudden the average or median rents in downtown Toronto or Vancouver are looking cheap. 
Of course in NewYork there are rent stabilized and rent controlled apartments that thousands benefit from and pay rents at unbelievable low rates if they have lived there for decades. When they moved out the rents can bd adjusted to market rates.

I know for a fact that in Providence, in a highly desired neighborhood, a 2 BR apartment which is slightly smaller than what this guy showed us, goes for $2800 (electric and water included). No washer / dryer in the unit. Kitchen is very small. Bathroom is half the size he's showing us. Window unit A/C. Electrical is antiquated but up to safety codes (you can't run the microwave and coffee maker at the same time if they're plugged into the same electrical outlet on the counter - you will blow a fuse; can't use the vacuum if the TV is on, etc). If you have a cat, it's $50 extra a month, while dogs are an additional $100.  Parking is $100 per car. Who's renting these apartments ? Wealthy elderly residents and Millennials working in Boston, but the rent's too high there.

My next door neighbor is renting out his 2 bedroom and he’s charging 10k. He’s seeing applications from late 20 year old grad couples who work in finance making 500k each. Im so glad I bought 25 years ago!

Are you talking about people like me who split an illegal sublet with my roomie where we only paid $24.00 a month rent? Or the rent controlled apartment I lucked into where I started at $84.00 a month and ended up paying $479.00 a month when I moved out 39 years later? Had to move, stairs and knees were not getting along.
