Airbnb aimed towards escorts / masseurs.

By the day, just like an airbnb, and possibly using the airbnb platform to handle the reservations. I would not want local guys to use it.

 

Totally agree. We have a third floor "apartment" (doesn't meet code because it lacks an exterior fire escape, and it's just prohibitive to install one that meets code) that we used to run as an AirBnB. The two times we let locals use the AirBnB it was clear never to do that again. It's now my office + where I make video content ?.

Alrighty, I took all of the feedback to heart and have procured an adjoining one bedroom flat to put up on Airbnb. It’s going to be a fully private listing and will come with a very study bed. I’m planning on also offering up the ability for it to include a massage table / massage supplies for traveling masseurs. It’s perfectly located at Racine and Addison in chicago and is also accessed from a ground level vestibule, eliminating chance encounters with other building residents in the stairs. Anyone on here want to market it for me to the escort / masseur community?

That would be an interesting duo...there is like a foot in height difference between them. From what I have seen, Austin Wolf has a rather nice apartment for New York standards. Gabriel is literally some of the best canoodling that I have ever experienced and he seems like an honestly nice guy. Though he is a bit long in the tooth to be claiming under 30 :)

I can say he is a super nice guy. He couldn't have been a more perfect person when I hired him back in 2019. I was supposed to have a multi-day session last summer that was ruined by the pandemic. Thankfully, we are on for this summer.

 

As for his age, I never asked him but I thought he was early thirties at the most. I can pass for early 20s myself even though I am nowhere close to that anymore.

I have.

 

1. Private entrance only.

 

2. Have them meet clients at an address next door and bring them in. Screens crazies.

 

3. Make sure they tell clients they are there for a short stay only and it's an Airbnb. You don't want stalkers or lurkers forever.

 

4. More laundry than you expect. Like 20 towels.

Not sure who you are referring to, but Austin Avery recently wished Austin Wolfe a happy 40th on twitter.

I’d have suggested an ‘entire place’ model. It seems that is the plan. I didn’t catch any posts in this thread about the ‘guest reviews’. One poor review posted on the Airbnb site really deflates the ranking. Yet ratings tend to be biased upwards already, not reflective of a typical bell curve such as Intelligence Quotient.

 

3 should be solid average but searchers snub places rated at average 3. A room in a shared dwelling would be more vulnerable to a low rating because the user, provider or client, not wanting to be a regular guest or otherwise unhappy with the third-party transactional experience would be likely to give a low rating even if the physical space were ideal, and the host would not want to provide a defensive response to the review.

 

Lastly, though, a room is less subject to local and building bylaws regarding short-term rentals of ‘entire place’. I think that the pandemic and concerns of contagion, etc, swung the co-owner vote in my building to alter the declaration so that Airbnb and similar platforms are now prohibited.

We need more rental places on Airbnb that are more reasonable than hotel rooms in NYC. Also love the ideas of having a massage table already there. Washer/dryer would be helpful as well. I am a masseur and can't afford the daily hotel room fees. I rent a studio on Airbnb now and found out that if the host doesn't stay in the same building then the place must be rented for at least 30 days. This is the local regulation. Renting a place in Manhattan is so hard, sometimes the place is nice but you can hear the neighbors talking. Anyway, thank you for offering a place to rent. Where is your listing?

do not expect to actually see much rent.

 

be aware if there's any legal controversy between the parties you will be dragged in as renting the facility and possibly subject to civil and/or criminal liability.

 

many of the big money cities, like DC, have made Airbnb places subject to most hotel registration and inspection and tax withholding rules.
