Rental property has its issues. I had two rental properties , but am in a horrible state with little appreciation and horrendous property taxes. The money goes to pensions rather than improvements. I was making a decent amount over property taxes/mortgage+property management. But realized if this is the peak and my properties were barely above what I bought them for , then if properties crashed-really didn't know what rents I would get or if I even be able to sell them. So sold them . Paid down a big chunk of the primary mortgage and hoarding some cash right now. Did not make any capital gains-after expenses actually made a loss. But rented out for a while, so nice deductions. I guess if you bought in places like CA, AZ or NY a while back, you also made massive capital gains? One of my colleagues moved to Ca and bought a house for 400k in 2010 and says it is worth over a million now. Maybe if housing crashes again, will look to buy something and manage through mgmt. company in a nice location with lower taxes.

yep many lessons. College debt on useless courses can saddle you for life. You should look at the earning potential of your degree, job placement and also a lesson on the vagaries of the economy-before signing up to take on debt that you cannot discharge in bankruptcy. Marriage and divorce and alimony and child support and they vary by state. Surprisingly many divorcees in my circle were shocked at the laws and never thought they would end up divorced. Picking a spouse should be very important. Police are good when you are a victim of crime. but otherwise, we throw more people in jail than any nation on earth. Crimes that does not harm anyone can be considered felonies and you have a record for life that you can't escape from. Never talk to cops thinking they are your friends-sad, but in today's America, wise. Those are things I thinks everal of my friends and me would appreciated if we had known when young and dumb.

Ok not a financial forum, but thought I would post. I bought Tesla a long time ago and waited till it went to the 300s. Then it dropped to 200s, got nervous and sold it as soon as it crossed 300 again. In very short timeframe, it has rocketed to 640 today? I am trying to understand-I do see some good news. But am not seeing the pull with almost every company offering electric cars nowadays and even hybrids. it is not like they are the only game in town. I myself drive a hybrid, in the frigid weather, an electric car is just a risk if you are stuck in a snowstorm.

I have driven to Canada twice -both times quite rude on the Canada side, but let me through. The US side both times they asked me to pop my trunk and once asked me to open my luggage and checked . I didn't tell the Canadians the "truth" -that I was going to Montreal to hire some escorts and visit the strip joints-I just said I was going to enjoy the scenery and take a long drive !
