The capitalist who fronts the money for construction just needs to be willing to pay for robust construction methods upfront, despite the potential to receive less financial payback in his lifetime. Good quality constructed housing is expensive for a reason, and most often out of reach of the middle class just like those townhomes on DuPont Cir. It will be interesting to see if these devastated Los Angeles neighborhoods will opt to rebuild with more expensive robust quality instead of a desire to rebuild as quickly and as cheaply as possible in order to address immediate housing needs

Obviously this provider has taken ownership of the word and is proud of his heritage, similar to how some queers have taken ownership of the word and now proudly use it despite it still being highly offensive to many. There were 4 frames of penis, albeit in a soft state. Those 4 frames occur just after what @marylander1940 shared with us. The guys in the back turn around again and walk to the front and high five their teammates, with their teammates' bodies blocking the view of the full frontal nudity.   14. In any given year, at least 30% of Los Angeles' water comes from the Northern Sierra Mountains, which is located in Northern California. Los Angeles does not keep that water separate, using it only for indoors while relying on other sources for fire hydrants. See graph below: the "Los Angeles Aquaduct" water comes from Owens Avenue in the Sierra Nevada Mountains. The Metropolitan Water District gets a majority of its water from the Colorado River. Sorry I couldn't find a more recent chart. It was the first graph that appeared on my Internet search, and I didn't want to take any more time supporting this point.
  15. Thank you for your concern. Las Vegas is the model for water efficiency in the desert. Las Vegas recycles 100% of its water used indoors, and has banned all existing non-functional turf and septic systems effective 2028 as well as mandated new evaporative cooling technology to eliminate water lost to evaporation in the air conditioning process. Las Vegas uses a fraction of the water per person that Los Angeles uses. The Southern Nevada Water Authority has reached out extensively to California to encourage them to be as efficient with water as Las Vegas has been. If Los Angeles used as little water per person as Las Vegas uses, water availability wouldn't be an issue in Los Angeles at the moment.

I didn't need to see gays portrayed in the media to know I was attracted to men and not attracted to women. There are several body types AND attitudes of men I don't find attractive.... And I didn't need media to tell me who IS an asshole, or who HAS an attractive one. 😜 I determined that on my own. I will concede that certain cultures, regions, and professions have different practices or skill sets in the bedroom, and that may influence who I find attractive in the future. For example, I've not met a flight attendant yet who has failed to be outstanding in bed. It must be their service culture.

Try a search for "Colorado" in "this forum" to view plenty of discussions regarding massuers in Colorado.   23. My experience was the opposite. Mexico escorts were much more likely to insist on using condoms. But my research sample size was small. I intend to do more personal research with a larger sample size in the future.
