  5. That's one of my favorite movies! I often remind myself to play the Glad Game. It works for all generations. More Gen Z's should try it (trying to stay on topic). I'll start with an example: As a Millennial, I am glad that I had a childhood before the Internet and cell phones.
  6. At least Gen Z is doing better than Millennials were doing 15 years ago when you factor inflation. The video says Gen Z has 14% more college debt than Millennials, yet that's far below total inflation over the past 15 years. Gen Z may have to deal with entry level jobs not keeping pace with 2021-2024 inflation, whereas Millennials couldn't even find every level jobs as their unemployment was the highest since the Great Depression. Any young person will be okay if he stops whining, lives within his means (it's okay to share an apartment with multiple roommates, even with multiple adults in a bedroom), and focus on making himself indispensable to his employer.

  13. That's something very important to keep in mind if retiring abroad. A large portion of one's assets should be in the same currency as where one lives/owns, to protect from the scenario when currency exchange rates aren't in one's favor.
  14. $2K/month is still a bargain next to the beach. Property taxes alone could be half that, plus insurance. That's still more economical than the property taxes and insurance and maintenance and utilities for a multi-million 3,000 sqft single family home if it were located next door. Location Location Location By comparison, I just looked up the average HOA fee in Manhattan and it's $1.5K per month for a condo about half the size of those typical in Florida. New York City real estate is going to need to crash before Florida starts to look expensive to those leaving the Empire State.

When hiring, it's the escort who sets his rate, not the other way around. So, ask each man separately what his rate for a threeway is, and let them both know in advance who will be the other man he will be working with (or better yet, let one escort recommend his own buddy to being. It's been elaborated on in the Questions About Hiring Forum).
  16. When I was considering my first home purchase, I was looking at a high rise condo. I balked at the $700/month HOA and bought a single family home instead. Now that I've owned a single family home, I look back and think that $700/month HOA was quite a good deal when I consider all the other monthly expenses of homeownership. If I lived in that high rise condo, the HOA fee would have included property taxes, insurance, security, all utilities except electricity and Internet, a gym, and a pool. Plus I wouldn't be responsible for landscape maintenance, roof repairs, exterior painting, and the like. Life isn't free... We're going to pay for it one way or another. Own a property outright and pay the maintenance yourself... Or own a condo and pay the maintenance monthly. Just be sure you have good management who doesn't put off repairs. As for the Florida condos in the headlines, most are near the beach. You're paying not for a place to live, but a place to live within walking distance to the beach. That's always going to be expensive. Even a condo with an HOA fee as high as its mortgage payment would still be the lowest cost way to live in that proximity to the beach. Few have the multi-millions necessary to own a single family home near the beach; and, if they did, they would still be responsible for ongoing property tax and maintenance issues. Condos even with a high HOA are still the only every level into beach front living.
  17. I just looked at a graph of my net worth over the last 10 years. It's gone up 3.5 times its value since 2015. While most gains were slow and steady, my best performing years were my stock investments in 2020 and my real estate holdings in 2021. Those happen to be the worldwide panic years of the Caronavirus. The current stock market correction is but a blip compared to the drop in March 2020 and the lost 2021-2024 years where it took 3 years for my portfolio to regain its value to what is was in April 2021.   19. Not every television program needs to read like a soap opera and continue its story over years and years, with viewers who join in the middle feeling lost. A continuous story makes for great binge watching, but it is not needed for the traditional 25 minute sitcom. Look at "I Love Lucy". Yes, there was a season where they went to Hollywood, a season where they traveled Europe, the birth of Little Ricky, and the move to Connecticut. But, one could turn on the television set and watch any of those episodes out of order and enjoy the show just fine. Every plot problem was resolved by the end of the episode. It's not a big deal that the same extras appeared in every season with different character names, or that sometimes the Ricardo's kitchen had a table and at other times had a counter. Roseanne and the Connors does well relating to working class families. It's still nice to have a story wrapped up by the end of the episode and not need to watch the episodes immediately before or after to understand what is happening. Middle America just needs 30 minutes to laugh and relate to their micromanaging boss, the good-for-nothing spouse of a relative, and the queer things their children do.

  23. In my experience, those "fat" bears have the most fun and enjoy life and are friendly and frisky! It must be tough to be the only good looking guy in NYC and not have anybody else to sleep with 😟 I've had my success in meeting sculpted, muscle men in Bear bars throughout the country. Thank Goodness they were all interested in fat, frisky Bears like me! It's tough to find truly fit muscular men at bars, because alcohol is horrible for lean muscle growth. Best to join a gay softball league or other sports social event, and work on being friendly and outgoing 😊
