  1. I was actually questioning your 99% efficacy statement regarding PreP. The pharmaceutical industry uses that statistic based on closed studies but general population statistics have efficacy at lower rates because we don't live in a laboratory.

  5. Maybe this is "Men are from Mars" moment because there was nothing "paralyzing" about the incident. I was angry and motivated to make sure this person never inflicted this same humiliation on another person. I find it VERY difficult to understand the level of selfishness that would preclude you from discussing your moment of shame while the predator is out violating others. Pure Narcissism .
  6. Thank you. But. My "pain" was more anger and I didn't consider my reporting the incident to be a matter of "courage" as it was responsibility. It was important to let people know who this predator was. I couldn't un-do my own humiliation, but I could prevent it from happening to others. To withhold information about rape is a selfish act. It's your responsibility to others that should drive your choice to reveal the predator, not some desire for revenge or compensation years and years later after so many others have suffered.

Multiple REAL WORLD studies show efficacy ranging from 86% to 93%. I do agree that safety measures will vary according to one's choice of dominant or submissive roles during anal sex. Since I bottom so rarely condoms suffice. If I were a pig-hole-pup I would likely be on PreP as well as insisting my (multiple)partners strap on a condom.

  10. I was raped at a Halloween party many years ago by an older gentleman with some degree of wealth and family social standing. I exposed his misconduct the very next day to everyone who knew him. I fail to understand why anyone would wait more than 24 hours to do the same. As a victim of rape myself I do find these accounts from years past to be completely unbelievable and even more so when fame and money comes into the picture.

  12. My wealth is primarily from real estate holdings. The pandemic-panic challenged every landlord in NYC. People left the city in droves and rents plummeted. As the panic slowly subsided, landlords struggled to stay above water with non-payment isses and an attidute that we should absorb the financial disaster of every person who lost his job. What I noticed quickly were the Real Estate agent-buzzards circling offering to take this disaster off my hands. So my attitude was there is a light at the end of this very dark tunnel if big-money clients are eager to buy. So I refinanced at the extraordinarily low rates in 2020 and rode out the storm. Now I have low mortgage rates, emergency cash in the bank ( pulling a little extra in by packaging it into the mortgage ) and rental income that has soared upward due to inflation and increased demand. So for land-barons this kind of crash-the-market and wait for the rebound really benefits the pocketbook if you can ride out the storm. Your mortgage stays in old dollars while inflation changes your income to new (higher) income because you now need more dollars to match value. My income is up 40% from 2019.
  13. Most every pharmaceutical product has a list of side effects. My GP. has long advised me against PreP and is pro-condom for that reason.

  21. All the towns on Fire Island are separated by Nature Preserve areas..not just the Pines and the Grove . None of them have anything but sandy trails to go from one to another. ( Most people just walk on the beach ) I don't know the facts behind the organization of towns but I have worked on homes out there (I'm an architect) and I can tell you the environmental & land use laws are very strict..There are several lots in the Pines that used to have homes but once the structure was lost ( due to hurricanes ) the land is now restricted as part of the nature preserve even though there are houses surrounding them. They can't sell the land anymore for development. I think the whole land mass is now viewed as a nature preserve and the homes are granted exceptions as a grandfathering of having existed before the laws became more strict. There is an area further West at Jones Beach state Park that also is a nature preserve but there is an extensive cruisy area of trails through the dunes even though you are not supposed to be there. So my impression is that technically you're not supposed to be in ANY of these areas but it's all poorly enforced. You don't NEED to walk though any of these areas. You have water taxis and you can walk from town to town on the beach.

  23. There used to be more masseurs from Thailand here. But for some reason the last several years have seen a change in the number of young men traveling to the US on Student Visas and making some cash ( off the record ) as masseurs.
  24. I believe the Pines invented snobbery. Granted, when I used to hang out there, I was one of those chiseled pretty boys....but the pecking order wasn't lost on me. As a mature man, it's amusing to think that I once reigned supreme, and now I wouldn't be allowed into a single house party. Even at 36 I remember a few despicable queens who would snigger at me when I would show up with some younger friends, as if I was a hideous troll for being so "old". It's definitely not a scene for the insecure. There is no boardwalk connecting because the area between the Pines and the Grove is a nature preserve ( in spite of the constant intrusion of people having sex in the bushes )
  25. Unfortunately the massage culture here in NY is not the same as Thailand. It's really difficult to find a masseur skilled in this specialty. I've had two amazing providers over the years, but recently have been going without once they moved back to their home country.
