I don‘t care for LV at all. The only arrest I ever heard of was a provider who was charged there. About twelve years ago, when I lived in south OC, a young regular knocked on my door and, after he came in, seemed a bit shaken. He told me that OCSD cruisers were in front of my house. We tiptoed upstairs and peeked through the shutters and saw 3 sheriff cars! They soon left. I have no idea what they were doing there.

I would never lease a rental property, regardless of its age, without credit and income checks. The owner is on the hook for property taxes, often a mortgage, and insurance and sometimes HOA fees. As @marylander1940 stated, $750 is reasonable for a big city like San Antonio.

I wasn’t an athlete as a kid, although I wasn’t horrible in PE. I developed the ability to ghost out of athletic competitions most of my life, especially softball games, without others noticing. The only sport that I was reasonably adept at was tennis, which I really ought to jump back into again. In college, I started running and got into great shape. As an older adult, I’m pleased that I’m in better shape than most of the jocks I knew in high school. As for televised sports: no interest. I don’t even have a television in either of my houses.
