I have a fantasy that I wanted to try for a long time.

College kids are horny and stressed during the finals week. So I thought about renting a room/house next to big state school during finals week and invite college guys to get sucked (or maybe bottom/top if it gets there). Any thought/suggestions on this project?

Both.

I feel that next to college towns you can get A/A+ guys for free and B- will quote you depending on who knows what.

Grades are based on how in-shape their bodies are.

Would there be judges holding up A, A+, or B- signs like the Olympics?

I suspect you'd do well (A) if you were willing to "stay open" between 3-6am and (B) if you ran a listing on the apps. And, depending on the location/campus, if you'd be willing to spot for Lyft/Uber...
