  1. If a woman cheats on her husband it will often be with the guy who rides the motorcycle or hot young contractor. Lets not forget all those teachers willing to risk it over underaged football players. I feel many female teachers lust after young athletes but are disciplined enough to not pursue it.
  2. Interesting thread. Masculine men will always be in style. Masculinity is far from a construct. If you watch young boys who grow up to be in certain professions you can see the mannerisms forming from an early age without very little input. Alot of mothers will tell you to their own horrors of boysI liking to collect bugs get dirty throw things be loud fight over toys. Come back in a decade and a half those guys are usually football players marines construction workers etc. Alot of porn does show alot of affected masculinity but it is undeniable in real life. Also as far as women go at the heart of things they like alpha males. Many times they will fight it but watch how women act when a firefighter or cop enters the room or a group of marines. I saw three young sheriffs get onto the train once wearing that sheriffs bucket hat and i looked around and saw all the girls whispering to their friends about these greek gods. Women settle often with men that they know are practical as fathers as husbands and not what makes their adrenaline go through the roof. Feminine men deserve their rights and freedoms but they just dont come to the forefront of my brain at all. It is what it is.
  3. I actually love str8 guys. But i know many on here may not have the kind of budget to pay near 1k and just get posing. Your settin yourself up for failure.
  4. In reference to "Max"... Extremely expensive. If your not a big spender i.e. 1000 and up for few hours look elsewhere. He actually prefers to see less ppl not more and doesnt budge much. Really prefers to stick to posing and massages.

  7. A str8 bouncer once admitted he gets a thrill out of guys brave enough to try. The important thing you have to try it with a guy secure in themself. A guy who isnt will lash out. I find for some reason alot of militsry men are so confident in their manhood they not only are flattered but take the offer. I know from experience. Once i had success like that i never got that same thrill from hiring. You gotta move slowly and respect boundaries. Heading to clog thst toilet!!!!
  8. Im a little different than most on here in that I llike risky and elusive men. I like men im not supposed to have. I had a lil plumbing issue the other day and I called up a local plumber(rates super cheap). When he showed up it was something out a porn movie. White tight tshirt with holes in it faded blue jeans with muscles bulging everywhere. Honestly guys like this make alot of what i see on the internet obsolete.. We were talking and he is a young kid early 20's just became an apprentice barely making ends meet. Has a young kid etc etc. A buddy had to drop him cause he didnt pay his insurance etc(hard luck stories galore). I didnt make a move but i thought to myself arent guys like this perfect types? They work with their bodies and are blue collar so they dont overthink things. Should i clog up my toilet again and make a move?
  9. I am a nyer too but i dont get this manhattan at all costs mentality. I love the city and I like to be close to work but not at the expense of not being able to enjoy the money i make. I know too many professionals spending 50 or more on their rent and sometime that is with roommates. Maybe if we were all willing to walk away from it we wouldnt be at the mercy of it.

  12. I know before trump changed the tax code real estate expenses created huge tax benefits. The limit now is 10k. Im not completely acquainted with the corporation changes but overall itvseems the changes benefit them so i imagine so. I think in a city like ny there needs to be alot of reform in real estate. No one who cant legally live here should be able to buy. Corporations who are not housing ppl should not take precedent over individuals buying for primary residence. Granted id prob make way more with a corporate buyer but whats the point if i still cant afford to buy with all my high commission. Housing reforcm is my biggest platform right now. Everyone is on student debt free college hourly wage transgender bathroom rights. As a nyer that is the biggest deal!!

  15. To mikebidude who thumbed me down. It is a fact ny real estate is often sold to many wealthy foreigners who have never set foot in america. Chinese particularly who are wealthy may not be able to own anything in china so they rather have the invest overseas. Developers like trump are more than happy to facilitate this and you can see the effects especially in nyc the bay and vancouver. This is important because even when Americans kedp their purse closed their is an endless supply of international buyers so americans are not in control of supply and demand in their own cities. This is ome of the reason im supporting Elizabeth Warren she is one of the few who understands corporate corruption extends to houses. You build all these fancy buildings without any housing for ppl already living there. I am also slightly anti gentrification because in many ways i see it as economical racial disenfranchisement. After you get your finance degree stay in kansas and oklahoma make kansas happen! Make tornley(tornado alley) the new place to be seen. But every country blumpkin wants to stack up cities thst dont need one mord body. The only way you can do that is to kick the working n middle class ppl out by pricing them out and then pretend they were never there.
  16. .i recently got inbolved in real estate as a side hustle. One?of my instructors was very anti coop imagine paying all that money and at the end of the day your just a tenant with a very long term lease. In some co op buildings you may not be able to sublet and may not be able to allow family members to stay at your place. You kidding me?

The crazy thing is maintenance fees continue to go up so you cant even plan your future. If ppl stopped making manhattan the end all be all maybe prices would drop. I always wanted to live in the city but not at those prices.

  19. Enough air rights to stick your head thru the window and breathe the polluted air. There is prob very little you can do with air rights as a coop shareholder lessee or a condo owner in nyc tho.
  20. Thats true. However unless the building is fairly new construction or there is a upcoming balloon payment it shouldnt create that dramatic of an increase. 4000 for an hoa separate from the lessees actual mortgage is quite high but iit could well be taxes if property is 3 million.

  22. I dunno about most having them. NY has some old buildings.However alot of commercial mortgages have large balloon payments at the end. Very often your reaktor or lawyer would know that and in many cases banks wont even write new mortgages making the financial situation of the building worse.
  23. It could be a building in financial trouble or that is not being managed well. If the building is older it should not have an underlying mortgage on the structure but sometimes they lease the land the structure sits on for 99 years. When that lease is restructured it can be extremely expensive as well. Alot of the charges are pure nonsense and inflated by union costs. If i wasnt in ny i woukdnt fight to live here.
