Forgive the nitpick, but as someone who actually lives right off the circle, the "heart of Logan Circle" is the circle. People who know the area don't use realtor geography. It sounds like you're at least half way to U Street, and if you're on 14th, just say that because people who don't live in the neighborhood just think of the area as 14th Steet. Condo building gyms usually don't get used and wind up being converted into something else--proximity to Vida and the new Y (for swimmers) might be a be a draw.

To put things in perspective... I've rented to female providers I'm friends with who give me 100 an hour to rent my space.

 

Obviously these females command higher rates and can not charge male providers as much. I figured I still throw it out there when my unit is available.
