Since it's a residential apartment, why do you have to tell them that you are using it as a massage/photo studio? The less said, the better unless you will be so busy with so much foot traffic that it will draw attention from your nosy neighbors. It would be different if you were not going to live there. One of my favs is a 5 floor walk-up. By the time I get up there, i tell him that I've earned a massage. He does take this into consideration with his pricing and keeps it on the low end.
