Moving to vegas

Hi all. I am moving to Vegas with some friends. We are looking for a house to rent asap. Looking online but have problems with getting in touch with listing agents and then find out the listing is rented out already....

Anyone here from Vegas that know of a "renters agent" ?

Any advice would be greatly appreciated. I am going out there in a week to start looking..

Vegas, like any large city, has 1000’s of realtors. While realtors likely focus on sales many (if not most) also maintain rental listings. A search using “Las Vegas Rental Agents” will give you pages of responses. Just a few large national companies include:

 

Homes.com

Remax.com

Rentals.com

Zillow.com

Realtor.com

Trulia.com

Century21.com

 

Where do you want to live? It’s important to know that. And that may depend on where your job is. You do not want to cross the valley during rush hours. Are you looking for a large apartment complex with amenities (pool, clubhouse, etc) or a single family home, or a high rise, etc? In general the majority of high rise type apartments are located near “The Strip”. In general, the newest large complexes are located on the periphery of the city. In general, the least expensive rentals will be near the older parts of town. Try to minimize distance between home and work.

Also look at crime statistics. Do a search using “Las Vegas Crime Map”

It wasn’t my intention to allude that Vegas is a particularly crime ridden city. Rather I just wanted the OP to be aware that certain areas are statistically “safer” than others.

 

There’s a “crime rate” list of US cities below that allows sorting by various crimes. However, even the FBI warns against using the data for “ranking”.

We are working from home so commute is no issue.... =)

need a 3+ bed 2+ bath single family house. Must have is gas stove, and fenced back yard for small dogs.

Pool is a plus. Prefer being in the outskirts of Vegas, away from all the commotion.

 

Been looking online for houses on the west side of vegas, keep running into the issue that the listings we do like are already rented out when we finally get hold of the agent...

There are some very nice areas in the west. Summerlin is considered a preferred area and will likely be more expensive. But most of the developments along the 215 Loop road are relatively new and nice. That’s also true with housing along Blue Diamond a bit further south of the 215 Loop. Traffic is not bad on the 215 Loop and Blue Diamond. Newer tract housing will typically be in limited access subdivisions mixed between gated and non-gated communities. Statistically there is little difference between crime rates between the two. All along the 215 Loop are various large shopping developments. Bus routes may be a bit lacking.

 

I’d try a Rental Broker as the first step. Let them do the legwork and send you options since they have access to a much larger database. Typically the lessor (owner) pays their fee.

 

Also look for something with a garage. A garage, and what you’re looking for (pools are not real common), is pretty typical of the areas I commented on above.
